8 Essential Safety Rules

Follow these rules to protect yourself in every Zimbabwe property transaction.

Rule 1

Always Use a Verified Agent

Only deal with ZPC Verified agents who have passed our identity and credential checks.

Every ZPC Verified agent has submitted government-issued ID, proof of professional registration and business documentation. Look for the green Verified badge on all agent profiles before making contact.

Verify the Property Title Deed

Always confirm a property has a clean, unencumbered title deed before paying any money.

Request a title deed search from the Deeds Registry in Zimbabwe before any transaction. A registered conveyancer can do this on your behalf. Never purchase a property without confirming clear title.

Use a Registered Conveyancer

All property transfers in Zimbabwe must go through a registered legal practitioner.

A conveyancer protects your legal interests throughout the purchase. They handle title searches, draft sale agreements, manage transfer documents and ensure the transaction is legally binding. Never bypass this step.

Rule 4

Never Transfer Money to Personal Accounts

Legitimate transactions always go through verified legal channels, never personal bank accounts.

Fraudsters often pose as sellers or agents and request urgent transfers to personal accounts. Always pay through your conveyancer trust account. If someone asks you to send money directly, stop and report it immediately.

Rule 5

Request a Virtual Viewing

Diaspora buyers should always request a live video viewing before committing to a purchase.

Ask your agent for a WhatsApp or Zoom video tour of the property. A genuine agent will always accommodate this. If an agent refuses a virtual viewing or rushes you to pay without seeing the property, treat this as a serious warning sign.

Rule 6

Get Everything in Writing

Every agreement, offer and payment must be documented in a signed written contract.

Verbal agreements are not legally binding in Zimbabwe property transactions. Insist on a written sale agreement before any payment. Your conveyancer will prepare this document. Read every clause carefully and ask questions if anything is unclear.

Be Cautious of Deals That Seem Too Good

If a property price seems unusually low, investigate thoroughly before proceeding.

Scammers often advertise desirable properties at below-market prices to attract victims. If a deal seems too good to be true, it usually is. Compare prices on ZPC for similar properties in the same area before making any commitment.

Protect Your Personal Information

Only share sensitive documents with verified agents and registered legal professionals.

Never send copies of your passport, bank statements or other sensitive documents via WhatsApp to unverified contacts. ZPC verified agents are bound by data protection obligations. If you are unsure, contact our support team before sharing any personal information.
